Council Gets Update on Development Projects
Several projects are progressing throughout the city and Old Town.
In a Monday night meeting, the Manassas City Council received an update on various real estate development projects through the city and Old Town.
Photo #1: Lee Square is a residential multi-family two-over-two condo development by K. Hovnanian Homes. There's a total of 14 buildings with 140 units. As of July 9 2012, 12 buildings were complete.
Photo #2: Villages at Wellington is a residential townhouse development currently under construction. At completion, the development by Ryan Richmond American Homes will have 94 units; 89 of those units are now complete while the remaining five units are pending site plan revision.
Photo #3: The Gatherings is an age-restricted, multi-family development currently under construction by Beazer Homes. There's a total of three buildings planned at this site with 81 total units. Twenty-one of the 27 units in the first building have sold and occupancy began in late June for that building. Seven units have already sold in the second building, which will start construction in August. Construction on third and final building has yet to start.
Photo #4: Courts at Historic Manassas is a multi-family residential rental development built by Christoper Company. Building one is completed and has a total of 27 units occupied. Construction is finished on second building, which has 3 of its 56 units rented. The third building, which also houses 56 units will be completed in late August.
Photo #5: Hastings Marketplace is a mixed use development by Black Oak (commercial) and Richmond American Homes (residential). Ninety percent of the commercial space is leased. Residential site work has started on the total 141 units, which will included 46 single family detached homes, 61 attached townhouses, 26 two-story loft and eight live-work units. Some residents recently spoke out against the request of the residential builder to use less brick on the properties, saying they want to stick with the original plans (proffers), which call for a unified development to include a common architectural theme similar to Old Town (i.e. elevated, brick units). Photo #6: Van Metre at Old Town is a development of 58 townhouse units. The second submission of site plan has been submitted after the original mixed-use commercial and residential planned development fell through. The request to re-zone 3.2 acres of land that stretches from Zebedee Street to Fairview Avenue and Center Street to Quarry Road from retail and residential condos to townhouses was approved by council in December. The original plan of 59 units was cut by one unit in order to save an old Sycamore tree, per the request of the city's Beautification Committee and area residents.
Photo #7: Prescott Court is an 33-townhouse development that is pending a second site plan and building permit submission. The townhouses are to be built at the 9214 Prescott Ave. site on the approximately 1.62 acres of land that stretches from Cherry Street to Quarry Road. Original plans called for more units and four-story buildings that would have towered over other properties (single family homes) in the area. The new plans call for three-story townhouses, which are more level with the existing properties. There will also be approximately seven fewer units available for sale, per the new site plan. Photo #8: Grant Corner is a 14-townhouse community located at the corner of South Grant Avenue and Orchard Lane in the city on approximately 1.467 acres. The site, located at 9910 South Grant Ave., was recently rezoned from single family residential land use to city center transitional use for the purpose of building the townhouses. The site is flanked by retail to its north and west and single family homes to the east and south. Read more about Grant Corner.
Gateway at Manassas Landing (no photo) is located at 9720 Capitol Ct. and is a commercial site on approximately 70 acres that has yet to be developed. The site is 71,000-square-feet and 95 percent of the space has been leased.
Office Building at 9408 Grant Avenue (no photo) is a commercial site consisting of 32,000-square-feet; 25 percent of the space is leased. M&T Bank is getting ready to open at this location.

Looks like we are going to have a lot more residents living in the City of Manassas. I wonder how our schools are going to absord the large increase in students?

Hi Carolyn, this is a concern among many citizens, your council and school board as well. During a recent speech, the mayor said that while economic development is a top priority for the city right now, he also said the council and school board will continue to study the city's capital improvement needs, which very well could include a replacement school for Baldwin Elementary School and at least one new elementary school.
