February was a very active month for real estate listings and sale. The is first in six plus months that we seen an increase in the number of homes for sale. It has also been another month of increased sales and sold prices. This is all great news for sellers as more and more are able to come out from under water. 

Currently 917 homes are actively for sale in Prince William County, Manassas and Manassas Park. Prices range from $100,000 to $5,400,000. Of the 917 homes for sale 22 homes are over $999,000.

The number of Short Sales, Foreclosures and Bank Owned are showing a steady decrease. There are 62 homes market as short sales and 35 bank owned or foreclsures. 

Year over year Prince William County has seen a 12% increase in the medium sold price for all properties. If you break out single famlies they had a 7.52% increase year over year with an average sold price of $347,240 and attached properties (townhouses) had a 7.67% increase and a average sold price of $225,497.
